The Ferreira Group, Cresskill Schools


	The Ferreira Group was contracted as Construction Manager for a $26 million construction project that included a major HVAC upgrade and several building additions at the high school and two elementary schools. Commissioning was originally not included in our contract scope, but the district subsequently retained us to perform post-construction commissioning services on the HVAC equipment. Through an extensive review of the systems and a detailed assessment of the systems performance Ferreira Group professionals were responsible for improving energy performance for several Cresskill Board of Education buildings. Our engineers ensured that the equipment was installed per contract documents, that equipment and systems operated properly and were integrated per design intent, identified issues and deficiencies, and determined corrective action where required and saw to it that final construction documents were accurate and complied with project specifications. This was accomplished by incorporating standard retro-commissioning (RCx) procedures into the process, including: • Prefunctional testing (PFT) - tests done before functional testing (e.g. installation • verification and system and component start up tests). • Creating a master log which is a list of all deficiencies found during all phases of the • commissioning process. • Unearthing any deficiencies that can adversely affect the systems’ ability to be • commissioned, deficiencies that affect operability and maintainability or functionality of • a system, equipment or component or an issue that does not conform to the project • contract documents or standard industry best practices. • Testing, adjusting and balancing (TAB) - a systematic process applied to heating, • ventilating and air-conditioning (HVAC) systems to achieve proper documented air and • hydronic (fluid) flow rates.
